Where elevation of design is achieved, it can be where impeccable taste is met with material restraint. In such an example, this Grade-II listed semi-detached villa has been stripped to its most essential and beautiful components, and its finer elements dressed with exacting care and craftsmanship.

Over fifteen years the owners of Eton Villas have undertaken an exquisite caretakership. Built in 1849 and designed by the architect John Shaw for Eton College, the villa is just one of six situated on a bucolic terrace overlooking the Church of St Saviour, just north of Primrose Hill.

The rarity of this exclusive collection of early-Victorian villas lies not just in their exquisite Georgian-style proportions, but their unusual arrangement straddling two quiet residential streets, with private, walled gardens for formal and trade entrances.

Either entrance would be grand for the period’s standards. The rear encases a mature magnolia tree in its high walls, offering anonymity beyond mere privacy. Flag stone paving and original brick borders are draped over by ivy, ferns and an array of evergreen beds.

The formal entrance is from Eton Villas itself and provides an experiential welcome along a garden pathway flanked by towering, arching beds of foliage. The pathway leads alongside an immaculate lawn and passes a sunken seating area to reach an external staircase of Portland stone, leading in turn to the recessed porch at raised ground level.

The stucco exterior of this particular villa has been given the same attention as its interior walls with subtle bespoke bone and off-white shades from Chelsea’s Papers and Paints, resulting in an ethereal glow against the rich greens of the garden.

Reclaimed pine floors have been selected piece by piece and fitted to the highest standard with hand-forged cast-iron nails. Original fireplaces of Belgian St Anne and Carrara have been revealed and restored and many contain gas arrangements by Neville Stephens. The sublime ironmongery throughout is by Van Cronenburg.

Every sash window is accompanied by sheer and opaque blinds by Scottish Holland, and all those facing south enjoy a broad skyline pierced by the elegant Kentish ragstone of St Saviour’s steeple.

Radiators throughout are vintage reclaimed, reconditioned for modern use and accompanied by hand-cast British brass valves. In each room, custom-aged fixtures and switches by Forbes and Lomax appear sculptural in their own right. Many of the kitchen elements are bespoke and are paired with an electric Aga and dressers that are original to the house.
